About the UK Stamp Duty Calculator

Calculate how much Stamp Duty Land Tax (SDLT) you will owe when purchasing residential property in England or Northern Ireland. The calculator uses the current tiered band system with thresholds effective from April 2025.

First-time buyers benefit from a higher nil-rate threshold on properties up to £625,000. Additional properties attract a 5% surcharge on top of standard rates. Non-UK residents pay a further 2% surcharge.

Frequently asked questions

What are the current SDLT thresholds?

From April 2025 the nil-rate band is £125,000 for most buyers and £300,000 for eligible first-time buyers. Higher bands are 5% (£125,001–£250,000), 10% (£250,001–£925,000), 12% (£925,001–£1.5m) and 15% above that — check HMRC for the latest.

Does this cover Scotland or Wales?

No. Scotland uses LBTT (Land and Buildings Transaction Tax) and Wales uses LTT (Land Transaction Tax). This calculator covers England and Northern Ireland only.

When is the additional property surcharge applied?

If you will own two or more residential properties after completion (excluding replacements of your main residence), the 5% surcharge applies to the entire price.
